Breaking Down the Costs of a Visa via REAL ESTATE INVESTING

When it comes to real estate investing in the U.S. AND getting a visa, there are so many costs that you probably haven’t even contemplated! 

We’ve put together a guide to help you understand how to save up to 75-80% of these costs!

Let’s estimate the following:

  • $3K for a professional business broker - because you need someone who can help you find a business.
  • $10K for due diligence legal fees - because you need someone who can independently do a legal analysis on the business you’re about to purchase.
  • $2K for the contract - because you want to be protected and you need to draw a contract or have a lawyer review the contract. 
  • More than $100K to purchase the business - because you want to have a strong application and $100K is OUR minimum requirement to invest in a business. - FYI - Properties on their own don’t count since they’re tangible assets!   • $15K to set up 4 entities - because you need to have your companies set up correctly AND need someone who is knowledgeable about U.S. & Canadian or other foreign laws, which can be challenging to find!
  • $5K for the business plan - this is not your usual business plan, as this is a business plan SPECIFICALLY for investor visas. 
  • $15K for the legal team - because you need an immigration team who know exactly how to set up your petition and present your case. 
  • $80K for down payments on each of your needed 8-10  properties = $700K (more or less)

Let’s add it all together:= $850K if you do this by yourself… But, what if something didn’t go well, then you have to pay extra to fire them and re-hire someone else, by the way, this happens to so many people and then they find us and we fix their problem, so that could cost you an additional $10K - $50K…


So, we’re talking about almost $900K when it comes to traditional investing.
